The cost of remodeling can fluctuate based on the specific needs and desired features of your project. In Toronto, we typically see costs ranging from $450 to $500 per square foot for simple custom remodels, while luxury projects can reach up to $1,000 per square foot.

Your tender price will only change if an allowance has been made for an item in the contract and you go over that allowance. Also, any selection item that you upgrade when finalising your selections may incur an extra cost. You will always be notified of an increase and we will never proceed with any changes that incur extra costs without your approval.

Yes, we are insured. TDB carries a $2 million liability insurance policy.

Yes.  For large renovations, Course of Construction insurance is essential to protect against potential losses incurred during the construction process that are not covered by a conventional home insurance policy nor a contractor’s general liability policy. It protects against risks like fire, theft, vandalism, and certain weather-related events. Some policies may also include coverage for soft costs such as additional interest on loans, legal fees, and architectural costs incurred due to a covered loss during construction.

You should always consult your insurance provider to ensure that you have the necessary coverage.
Building your dream home involves four key stages.

  1. Concept Design & Initial Estimate
    • We’ll collaborate with you to create a detailed concept plan for your remodel, complete with renderings and a cost estimate, bringing your vision to life.
  2. Preliminary Building Agreement / Pre-construction
    • With the concept in mind, you work with our interior designer to choose your finishes. We create construction drawings, secure the required permits, and set a fixed price quote.
  3. Construction
    • Now we lock in the price, set the timeline, and execute the build to create your dream.
  4.  Handover & Ongoing Support.
    •  Prior to handover day, you will have had a comprehensive walkthrough of your home.  On the day you will have a personal meeting with Mike to officially hand over the keys and present your new home.

Design timelines vary depending on project complexity and required approvals, ranging from 4 to 12 months in total.

The initial design phase, where we translate your vision into a detailed plan, typically takes 2-3 months. This involves working closely with our designers and interior designer, exploring possibilities and making selections that truly personalize your dream home, always keeping the budget in mind.  While it’s an intense period, it’s also a lot of fun!

When the design is settled, we move on to the necessary municipal approvals, which we handle entirely, ensuring your project moves forward efficiently. While permits typically take 2-3 months, third-floor additions in Toronto often require Committee of Adjustment approval, which can add 2-4 months to the timeline.  As well, there may be requirements imposed by Urban Forestry or Transportation adding more time to the approval process.  Once all approvals are in place, we’re ready to begin construction.
